A socio-economic analysis of the territory showed that the potential for the development of traditional industries in the area is limited due to the high cost of production factors and market saturation. However, the territory has a high recreational potential, namely high investment attractiveness in the field of suburban recreation in general and geriatric direction in particular. On the basis of this, three directions of development of the district were identified: medicine, healthy city, recreation.
